Our Nicehome4u sister company of OKC Home Realty Services application process is transparent, fair, and built to get you into a great home as quickly as possible. Here’s everything you need to know.

All applicants are evaluated on the same objective criteria, in compliance with Oklahoma Landlord-Tenant Law (Title 41, O.S.) and the Federal Fair Housing Act. Every adult (18+) residing in the home must submit a separate application.

How to Apply: 5 Simple Steps

From browsing to moving in, here’s exactly what to expect.

Browse & Schedule

Search our available listings and schedule a showing. All applicants must tour the property before applying.

Submit Application

Every adult (18+) completes a separate online application and pays the $25 non-refundable application fee.

Screening & Review

We verify income, run credit and background checks, and contact rental references. Processing takes 2–3 business days.

Approval & Offer

Approved applicants receive an offer to lease via email. You have 48 hours to accept and submit your security deposit.

Sign & Move In

Sign your lease via DocuSign, pay first month's rent, and schedule your key pickup. Welcome home!

Income Requirements

We want to make sure your new home fits comfortably within your budget. Our standard is that your combined gross monthly income must equal at least 3× the monthly rent.
Example: If the monthly rent is $1,400, your household's combined gross monthly income should be at least $4,200.

Accepted Income Sources

All verifiable income sources are considered, including:

Required Income Documentation

Employed (W-2)

Most recent 2 pay stubs (if paid bi-weekly). New employees must provide offer letter on company letterhead.

Self-Employed

Last 2 years of tax returns, 1099s, and CPA-prepared profit & loss statement. Recent bank statements may also be requested.

SSI / Disability

Current award letter (dated within 6 months) plus last 3 months of bank statements.

Other Income

3 months of bank statements showing consistent deposits. Additional documentation may be requested on a case-by-case basis.

Co-Signers Welcome: Applicants who don’t meet the income threshold on their own may qualify with an approved co-signer. Co-signers must meet all the same screening criteria, including income equal to 5x the monthly rent, and must reside outside the property.

Credit Score & Financial History Required

We pull a comprehensive credit report from a major credit bureau. Our review examines your FICO score, payment history, outstanding collections, and any public records. We take a fair and individualized approach to credit evaluation.

A stable rental history is one of the strongest indicators of a great tenancy. We verify your prior rental history for the past two years and conduct a statewide eviction search. We appreciate transparency, please note any unusual circumstances in your application.

First-time renters: If you have no prior rental history (e.g., previous homeowner or recent graduate), please note this in your application. We may request additional documentation such as proof of homeownership, or a co-signer may be required.

Criminal Background Check

We conduct a criminal background check on all applicants in compliance with HUD guidance on the use of criminal records in housing decisions. We do not apply blanket denial policies. Each record is evaluated individually, considering the nature, severity, and recency of the offense, as well as evidence of rehabilitation.

Factors Considered in Review

Automatic Denial Criteria

The following will result in an automatic denial of the application regardless of other factors, consistent with applicable law:
Arrests ≠ Convictions: Arrests or pending criminal actions alone are not grounds for denial. Failure to disclose known criminal history on the application, however, is grounds for immediate denial and forfeiture of all fees paid.

We love pets and welcome them in many of our properties! All pet permissions are property-specific, please confirm pet allowances on the individual listing before applying. All pets must be screened through our third-party pet screening portal.

Pro-Rated Rent: If your move-in date falls after the 1st of the month, you’ll pay only the pro-rated amount for the remainder of that month. Full rent is then due on the 1st of the following month.

Occupancy limits are based on HUD’s Fair Housing Guidelines. We apply reasonable occupancy standards uniformly and do not discriminate on the basis of familial status.
