The application fee is $50.00 per adult applicant (anyone 18 or older living in the home).

This covers the cost of your background check, rental history verification, and income review, everything we need to get you into your new home as quickly as possible.

In many cases, same-day approval is possible. The main variable is how quickly we can reach your current or previous landlord and employer for verification.

Here’s the typical range:

  • Best case: Same day (when we can verify everything quickly)
  • Typical: 2-3 business days
  • Complex cases: Up to 7 business days

We do have both options. But for your convenience, you can go 100% online, apply from your couch, from work, anywhere. Our application is designed to be quick and painless, so you can complete it in the privacy of your own home.

You can also sign your lease electronically once approved. No need to drive across town just to put pen to paper.

Yes, absolutely. Being self-employed or paid in cash doesn’t disqualify you; it just means we verify income a little differently.

Acceptable proof of income for self-employed or cash-paid applicants includes:

  • Most recent year’s tax return (1099 or Schedule C)
  • 3-6 months of bank statements showing consistent deposits
  • A signed letter from your employer or client confirming payment

Once your application is approved, you can place a deposit on the property to hold it. This takes it off the market and reserves it exclusively for you.

We recommend moving quickly; good homes in OKC get rented fast. The moment you get your approval, contact us right away to place your deposit.

If your application isn’t approved, we’ll let you know the reason. Common factors include insufficient income verification, rental history issues, or background check results.

A denial isn’t always the end of the road. Depending on the reason, you may be able to:

  • Add a co-applicant to strengthen the application
  • Provide additional income documentation
  • Apply for a different property that better fits your situation

Your monthly take-home pay must be at least 3× the monthly rent. This is a standard industry requirement that protects both you and us; we want to make sure you can comfortably afford your home without financial stress.

Example: For a home renting at $900/month, you’d need to bring home at least $2,700/month.

We accept several forms of income verification:

  • Your 2 most recent pay stubs
  • Award letter (SSI, disability, pension, etc.)
  • Most recent tax return
  • Bank statements (ask us)

We do a rental reference check as part of the process. Our focus is on your rental history and income, not just a credit number.

What matters most to us: Have you paid your rent on time? Have you taken care of the properties you’ve lived in? A good rental track record matters more than a perfect credit score.

Yes. We regularly work with applicants who have less‑than‑perfect credit and provide options suited to their situation. We understand that not everyone has a perfect background, so our screening process looks at the full application, including rental history, income, and background. A past issue does not automatically mean you will be denied.

Yes, we offer a Security Deposit Waiver Program for qualifying applicants. Instead of paying a large lump-sum deposit upfront, you may be able to pay a smaller, more manageable fee instead.

Once approved, you can typically move in as soon as your deposit and first month’s rent are paid and your lease is signed, which can all happen online the same day.

Move-in dates depend on the home’s current availability. If a home is vacant and ready, you could potentially move in within 24–48 hours of approval.

Yes, we love retaining great tenants. Lease renewals are absolutely available on most properties, subject to the home remaining available.

Minor personalization is part of making a house feel like home. However, any permanent modifications require written approval from us before you start.

This includes painting walls, installing fixtures, or making structural changes. When in doubt, just ask; we’re usually reasonable about requests that add value to the property.

An emergency is a maintenance issue that threatens your safety, could cause major property damage, or makes the home unsafe to live in. For all other issues, submit a standard maintenance request so our team can respond appropriately.

Yes, we accept Section 8, though not on every property. Each listing specifies whether it accepts housing vouchers.

If you’re receiving housing assistance, bring your housing voucher paperwork when you submit your application. This helps us verify your assistance amount and move the process along efficiently.

We’re experienced with the Section 8 process and will work directly with your housing authority to get everything set up smoothly.

 

Section 8 rentals involve an additional step: the housing authority must inspect the property and approve it before you can move in. This typically adds 1–3 weeks to the process compared to standard rental approval.

Here’s the general timeline once you’re approved as a tenant:

  • We submit the required paperwork to your housing authority
  • An HUD inspection is scheduled for the property
  • Once the property passes inspection, lease signing and move-in can proceed

If your housing voucher doesn’t cover the full monthly rent, you would be responsible for paying the difference. This is known as a “tenant portion” or “top-up payment.”

HUD rules do limit how much of your income can go toward rent, so there are protections in place. The key is finding a home where the rent aligns with your voucher amount.

No, a felony does not automatically disqualify you.

We believe people make mistakes, and those mistakes shouldn’t follow you forever. We review background checks on a case-by-case basis, taking into account the nature of the offense, how long ago it occurred, and your overall record since then.

Yes, but you need to let us know first. Adding an occupant to your home requires contacting us so we can update your lease properly. Any new adult (18+) will need to go through the standard application process.

This protects everyone, including you, by making sure all occupants are officially covered under the lease agreement.

Co-signer arrangements are considered on a case-by-case basis. If your income alone doesn’t meet the 3x requirement, a co-signer with qualifying income may be able to help bridge the gap.

The co-signer would need to complete their own application, background check, and income verification. They take on legal responsibility for the lease alongside you.

Yes, co-applicants are welcome. If you’re moving in with a partner, roommate, or family member, both incomes can be combined to meet the 3x rent requirement.
